Down Payment Scheme for Investors for IT/Ites office Space
95% of the total cost of one unit has to be paid in advance
Here the investor has two options as follows
Option A

The investor can avail 12% assured return per annum payable on monthly basis in form of PDS's on 95% of the payment made in advance. This return has further two options:

  • The return can be availed till December 2009 (possession). Subsequently the investor has to pay the balance 5% balance due and is free to use his premises at his own discretion.

Or

  • The return can be availed till possession + 3 years thereafter. In this case, the company takes the responsibility of leasing out the premises after completion of the construction with the following conditions:
    • The investor pays the balance 5% of the payment due.
    • The company takes responsibility of getting the premises leased out with a minimum guarantee of 12% return per annum for 3 years from the date of possession.
    • Any return less than the above mentioned will be compensated by the company for 3 years.
    • Any return more than 12% within the mentioned 3 years will be shared in the ratio of 50-50 by the company and investor equally.
    • After 3 years, the investor is free from the clause and thereafter any increase in the rent is of the investor.

Option B
The investor can avail cash discounting on NPV of the 95% payment mode. The balance payment has to be made at possession. The cash discounting is an adjustment of 12% assured return offered till possession in Option A .
Incase, the investor is interested in rental assurance agreement mentioned in Option A (2) after possession that can be included in the agreement.
