- What is High Valley Apartments?
High Valley Apartments is a group housing project being developed at Baddi, H.P. to cater to the ever growing housing needs of the area.
- Is High Valley Apartments an approved project?
Yes, High Valley Apartments is a duly approved project by the Government of Himachal Pradesh through HIMUDA and TCP. The project has all the requisite clearances such as fire, electricity, forest, highway and irrigation.
- Who are High Valley Builders?
High Valley Builders are the promoter of High Valley Apartments. It is a partnership firm promoted by entrepreneurs having considerable experience in the field of construction, finance, marketing and real estate to successfully execute the project.
- What are the other projects in the pipeline?
M/s High Valley Builders are planning a huge shopping complex on main Sai Road , Baddi on 19 Bighas of land. In addition to this we are planning few other projects in the area.
- Who are the architects?
The High Valley Apartments have been conceptualized and designed by M/s Planners Group Chandigarh . The Planners Group headed by Mr. Malik is one of the top architectural firms in the region having a vast experience in designing such projects.
- What is Baddi?
Baddi is a fast growing industrial hub at the foothills of Himachal Pradesh in close proximity to Chandigarh . Industries in Baddi enjoy various exemptions from Excise, Income Tax, Sales Tax etc. There has been an industrial boom in the area and thousands of factories have shifted to Baddi. It is estimated that around 40000 managerial/middle level employees and two lacs workers are employed in Baddi and these figures continue to increase. In contrast to this unprecedented growth there are not even 5000 housing units available in the area.
- Where is the project located?
High Valley Apartments are situated right on the Baddi-Barotiwala State Highway and the entrance is from the highway only. The location is very well connected with all means of public transport. All necessary amenities/facilities/shops are in close vicinity of the project.
- What is the total area of the project?
The project is being developed on land measuring 19 Bighas. The project land has already been demarcated and secured by a concrete boundary wall.
- What UNIQUE facilities/features do High Valley Apartments offer/provide ?
- Weatherproof, termite proof UPVC Doors/Windows:
This is a new generation concept very popular all over Europe and USA . Such windows are being installed in very high end apartments in Delhi NCR and other big metros in India . High Valley Builders is the first promoter bringing this concept to Baddi. These are termite proof, weather proof, sound proof, very low maintenance and very good looking. These doors and windows are costlier than traditional wooden windows.
- Heat resistant reflective glasses:
Reflective glass adds to the beauty of the project and are very beneficial in reducing the heat load of buildings. These glasses are heat resistant and help to keep the inside temperature lower. This decreases the cooling costs of the apartment which results in huge savings in electricity bills.

- Is there proper provision for lifts/escalators?
All blocks will be equipped with high class lifts/elevators.
- Will there be open area available?
Approximately 70% of the project area will be open and have parks/water bodies with jogging tracks.
- What are the security provisions?
The whole project is being properly secured by high rise concrete boundary wall. Round the clock security guard will be stationed in the complex.
- Is sample flat ready?
Sample flat is ready at the site and you are welcome to visit the same.
- How are High Valley Apartment priced in comparison to other projects?
Taking into consideration the unique features offered by us and taking into account the locational advantage of the project, High Valley Apartments are very competitively priced. The price of the flats compliments the facilities they offer.
- Is parking available?
Stilt covered parking is available on payment basis.
- Is commercial space available within the complex?
Yes, there is a proper provision for commercial complex within the housing complex.
- Whether the flats are leased or freehold?
It is a freehold property. The buyers of the flats will get them registered in their own name on freehold basis.
- Can a Non-Himachali purchase these flats?
Any one, whether Himachali or Non Himachali can purchase these flats.
- Whether the construction has commenced?
Yes, Construction is in full swing.
- When is the expected date of completion?
The project is expected to be completed by November, 2009.
- Is there any penal clause on late delivery of flats?
Yes, the builder will pay Rs.5/- per sq. ft. per month in case of delay in offer for possession as per the terms of the “Builder Buyer Agreement”.
- Can I sell my booking in flat to third party?
Yes, by filing applicable transfer documents and on clearing all pending dues and on payment of applicable transfer charges, booking in flat can be transferred to third party. However, first transfer is free.
- What will be the maintenance charges?
The exact maintenance charges have so far not been finalised, but the same will be in line with the prevalent market rates. We are expecting maintenance charges to be Rs.0.75 per sq.ft. per month at the minimum. The maintenance charges will payable from the date of offer of possession.
- What are the payment plans available?
Two types of payment plans are available viz. Down Payment Plan and Construction Linked Plan. Details of the same may be obtained from our sales offices.
- Are there any special schemes being offered?
Yes, we are offering investor friendly limited period offer. These may be obtained from our sales offices.
- Is finance from Banks available on these flats?
High Valley Apartments is approved by ICICI and HDFC and finance upto 85% of the apartment cost is available:

- Can Non Resident Indians (NRIs) purchase these flats?
Yes, as per the present FEMA regulations NRIs can purchase/sell these flats.
- How can I make the payments?
All the payments have to be made by crossed cheques/Bank Drafts favouring “High Valley Builder” payable at Baddi or Delhi .
